Property inspections can help you buy or sell your home with confidence. The professionals at Signature Home Inspection have seen it all and can help turn you into a knowledgeable consumer. We can also perform radon testing in Cleveland to ensure the house a safe place to live.
Thanks to our work, homeowners can identify problems and take preventive measures to avoid costly repairs. Sellers can understand conditions that the buyer’s inspector may point out and make repairs to put the property in better selling condition. Our services include:
Buyers’ Inspection
In both new and older homes, the best way to know about their strengths and weaknesses is to have our team take a look. We are trained to identify problem areas, perform radon testing, and determine what needs immediate attention.
Pre Listing Inspection
Thousands of homes are for sale, and buyers have plenty to choose from. A pre-listing inspection gives you a sharp edge over your competition. This points out major concerns that should be addressed, so they don’t deter buyers. When we’re done, we put a sign in your yard that says, “This home was pre-inspected by Signature Home Inspection.” That makes buyers much more comfortable.
One Year Builders Warranty Inspection
Most builders provide this for new construction. Usually, the buyer develops a “punch list” of corrections for the contractor to fix under the warranty coverage. Some defects aren’t obvious to the untrained eye, so you’ll want a home inspector’s list of items that will most likely be repaired by your builder free of charge. This way, problems are addressed before they grow into something that could cost you money.
Radon Testing
Radon is a naturally occurring radioactive gas in soil, rock, and water. It’s a threat to health because it tends to collect in homes, sometimes to high concentrations. See the EPA’s Radon FAQ for more info. Radon tests for a real estate transaction take at least 48 hours. In most cases, we attempt to place the monitor 48 hours before the inspection so that on the day of, both the home inspection report and the radon report are available.
Water Samples
We take a water sample from the private source and send it to an EPA-approved laboratory for analysis of the most common bacteria. There’s another water element testing available too, and all results have a general 24-48-hour turnaround time.
Well Inspection
Our cursory evaluation of the private water system consists of measuring the flow rate of the well and the cycle time of the pump. We also do a visual inspection of the well’s components if applicable.
Wood Destroying Insect/Pest Inspection
These Wood Destroying Organisms (WDOs) can damage your property if left unchecked. We can provide you with a WDO inspection to determine if termites, wood boring beetles, or other organisms have started to infest your building.
An Important Note
Signature Home Inspection does not test for asbestos, lead-based paint, or mold. If these materials are found during an inspection, we guide you in the proper course of action and help you find a specialist. Contact us for more details.
